Arbolera de Vida Phase I
We're building more than houses, we're building neighborhoods!
Phase I - consists of 3.74 acres with an award winning neighborhood ¾ acre plaza and 23 single-family homes.
Of these 23 homes there are:
12 single-family homes consisting of:
- 8 three-bedroom homes
- 3 four-bedroom homes
- 1 three-bedroom home with an attached living unit (granny flat)
11 town homes consisting of:
- 2 two-bedroom homes
- 8 three-bedroom homes
- 1 four-bedroom
Phase I homes were completed in 2001 and all homes are occupied.
One of the 23 homes is temporarily being occupied by SCLT and
serves as office space, sales office and model home. In Phase 3 it is intended to
develop a non-profit office complex and a permanent home for SCLT. At that
time the Phase 1 house will be sold to a low income family.
Funding for Phase I comes from a complex network of partnerships
including: the City of Albuquerque, the State of new Mexico and federal HOME and CDBG.
The project also includes funding from Wells Fargo Bank and the Federal
Home Loan Bank. Because 90 percent of the households being served in Phase I
are under 60 percent of area median income it takes multiple funding sources to
bring the price down to an affordable level.
The Arbolera de Vida Property Owners Association (POA) was organized as
part of Phase I to represent the home owners and manage the commons areas
including the Plaza and streetscape. The Board of the POA has been
functioning for a couple of years and has numerous committees. SCLT
provides accounting services and some staff support but the goal is mutual support
within the context of autonomous organizations. Three representative of the
POA serve on SCLT's Board of Directors and SCLT appoints representatives to
the POA Board.
