Villa Nueva

A recent addition to Arbolera de Vida, Villa Nueva (New Village) is affordable senior housing for those who earn 50%, or below, of the Area Median Income. The complex has 46 apartments with the choice of 1- or 2-bedroom units. Villa Nueva lives up to its name by including a clubhouse with lounge area, computers, gym and community garden/orchard for residents. An active community, our seniors enjoy day trips, movie nights, monthly birthday parties, cook-outs and special-interest classes. The green design of this apartment complex includes above ground water cisterns that store rain water for the community garden and orchard. Furry friends are also welcomed as part of the Villa Nueva family.

One of the largest contiguous community land trust projects in the United States, Arbolera de Vida (Orchard of Life) encompasses 27-acres of reclaimed industrial property that is now a livable community. Our housing serves low- to moderate-income families and individuals who earn 80%, or less, of the Area Median Income (39% of the greater Albuquerque population). The development is made up of 93 homes that include single family detached, duplexes, townhomes and live/work flex spaces. Arbolera de Vida encourages social connection through award-winning plazas, parks, playgrounds and community gardens. This development exemplifies “community”.

Sawmill Lofts

A component of the Arbolera de Vida development, the Sawmill Lofts are a 60-unit live/work complex for those who earn 60%, or below, of the Area Median Income. Designed with the artisan in mind, this innovative housing offers a common workroom and performance space for residents. This complex is a magnet for creativity and boasts a wide variety of artists and artisans of local, regional and national renown. A sampling of the Sawmill Lofts’ creative talent includes a master craftsman/woodworker, singer/jewelry maker, painter and a performance artist/storyteller. Support for the arts is an important component of a vibrant society and Sawmill Community Land Trust does this through the provision of high quality, affordable housing that includes space for creative endeavors.

The Artisan

The first phase of development on a 7-acre polluted industrial site that has been cleaned up and reclaimed, The Artisan is a two-building, mixed-use complex that includes 62 affordable apartments and 16 ground floor commercial spaces for small business owners.A phase 2 complement to The Artisan, Madera Crossing is planned but not yet constructed. When complete, it will include an additional 58 affordable apartments to help meet pressing demand. These new developments are adjacent to Sawmill CLT’s original 27-acre project area and complement it beautifully.
